5 things to consider when choosing an agent; if you’re selling during a divorce or separation.

You don’t have to use a friend or friend of the family! Most people want to find an agent that has no ties to the situation at all.

An agent that is there to work for both individuals towards the same goal. Willing to go the extra mile and meet with each party involved separately if needed, not just for the initial meeting. But for the entire process!

An agent with good communication skills is wonderful; an agent that can and will offer transparent communication during the process is a “must have”! When selling during a divorce or separation keeping both individuals informed is key; no one individual should be put before the other. Working with an agent that understands and respects this will make for a smoother transaction

Of course you want maximum exposure, and your agent to market to the masses. But you still want/need someone who will be respectful and understanding of the situation, time lines and procedures involved with the process of divorce and separation

Your agent should help devise a plan for the sale of your home, preparation, costs involved, timelines, closing dates, etc. This should help to avoid unexpected surprises.

The harsh reality in todays world is that marriages don’t last a life time,. According to the latest Statistics Canada data approximately 38% of marriages end in divorce.   Nobody gets married with the intention to divorce, and certainly don’t anticipate the process that comes with it. Your matrimonial home may be your largest shared asset, and selling during a divorce or separation is more stressful.

Unlike other realtor websites, I am not going to give you the ‘ins’ and outs’ of divorce, each scenario is unique and therefore I would advise both parties involved to seek professional advice before moving forward with the sale of their real estate investment.   There are a multitude of factors (tax implications, finances, stress,) involved when selling your home, especially when selling as a result of a separation or divorce. That is why I recommend having a team, of a realtor – but tax professionals, financial planners and lawyers (just to name a few) behind you during this highly emotional and stressful time. If you need a referral to any of these professionals, don’t hesitate to ask.

Once it is decided that you will sell your home, you will need to find an agent. Do your homework, research and interview different agents before making your decision. Choose someone who you feel can relate and is understanding of your situation. I have worked with many clients, from different walks of life going through the divorce process and selling their homes. I have also personally experienced the heightened emotions and stress involved during this time, and I can say it does make a difference if you work with a professional and impartial real estate agent.   At this time in your life there will be so many changes happening to you, your family and you future.
