Spring 2022 Market Update

IT’S POOL SEASON!

Home buyers are shopping for pools!

It’s that time of year again! Pool season! Buyers searching for a home with a pool, are on the hunt. Its front and centre on their mind, for many reasons.

Generally, this time of year people are opening their pools. And setting up their back yards for the summer months. I mean, who isn’t excited for the nice weather, BBQs and pool time (if you have one).

A buyer will be able to see the pool and equipment, reassuring them that everything is in good working order. More importantly they will get a feel for the atmosphere. Envision themselves relaxing with their family poolside and entertaining friends.

By beginning their search early, buyers may be able to close on their new home sooner. Allowing them time to enjoy the pool themselves too.

Whether you are looking to buy or sell a home with a pool, now is the time to start planning.  Call me and let’s discuss your wants, needs and timeline.  This could be a great time to avoid competition and get the most value for your money.

MULTI-GENERATIONALLIVING

Is it an option for you?

What is multi-generational living?  It’s three or more generations living under the same roof.  This living arrangement was very popular up until the 1940’s.

But it’s making a comeback. Between 2001 and 2016 multi-generational households increased over 37%.  It’s not surprising that this number continues to grow yearly. There is no doubt this trend is increasing due to the pandemic, rising costs, and low housing supply.

Multi-generational living is attractive to many buyers. Those looking to enter the market. And buyers looking to upsize into a higher price bracket.

Canada’s aging population is also contributing to this trend. Downsizing in this new economic landscape is not what many seniors planned for.  Yes, their homes are worth much more today than they expected. But the cost to ‘buy-down’ is way more, along with the rising cost of living.

More families are exploring the idea of pooling resources. To buy a home that will accommodate multiple generations under one roof.  Not only is the initial shared purchase beneficial. Multi-generational living can allow for shared expenses and household responsibilities. It allows for more flexibility, child/elder care, security, and stronger family bonds.

Finding the right home, will depend on your situation. How you all want to live within the home or if there are specific requirements needed.  As your agent I will help you find the right fit for your needs.
